Sydney is among the worst cities in the country for city development in 2017, according to a new report by the US consultancy, KPMG.
In fact, it’s not just the Sydney metro area that was the worst.
The report shows that Melbourne, the third-worst city for city building, saw the highest number of buildings constructed in a single year, and the worst, Brisbane, was the most vulnerable.
The citys worst city is also the most expensive to build a new house in the entire country.
The KPM Grapes of Wrath report has found that in the past year, the Sydney Metro area has been built in just five of the 10 biggest metropolitan areas in the US, with just one of them completed in 2017.
And that was a new record for Sydney, with only the Brisbane CBD completed in 2016.
There were four buildings in Sydney that had already been completed in 2020 or 2021, and only one in 2030.
KPMG’s annual survey of the US metro area shows Sydney has been the worst place to be building in decades.KPM Gorpes Wrath report: The Sydney metro region is ranked #1 on the most developed metro area in the nation, with a whopping 20% of total housing stock built since 2000.
Its built up in the suburbs, but its also concentrated in the CBD and inner city, where it accounts for 20% or more of all housing stock.
At the same time, the city is being rebuilt in suburbs that are also home to the most development.
“Despite a relatively low population density, Sydney is becoming more and more dense and has more residents per square mile than any other large metro area, as well as more than any others in the United States,” the report found.
According to KPM, Sydney’s metro area is home to some of the highest concentrations of housing in the UK and Ireland.
It has the third highest density in the Netherlands, and second highest density among the US metropolitan areas, behind Austin, Texas and Miami.
Kamal Kaur, a partner at KPM and the author of the report, said the study had “very high confidence” in its findings, but it was “very difficult” to know how many new houses Sydney would need to build if the country’s population remained the same.
“There are two areas that we’re concerned about,” Ms Kaur said.
“One is how much the housing stock will need to be expanded in the near term, and how much will need a massive rebuilding.”
She said the city had been building in more suburbs than anywhere else in the western world, and was worried about how much of its housing stock would need a major expansion.
“The second area that is very important is how many housing units will need redevelopment,” she said.
But the KPM report is not only about Sydney.
It also looks at Australia’s other big cities, such as Melbourne and Sydney, and New York and Los Angeles.
“Our analysis of Sydney shows that the Sydney metropolitan area is the most densely populated metropolitan area in America, and that’s why we see a very high concentration of construction in Sydney,” Ms Dreyfus said.
“As a result of the population density of the city, there’s a lot of vacant land, and this has been a major concern for the state government.”
Kambal Kaur: “There is a lot that needs to be done to rebuild this city.
A lot of it is in the metro area.”
Ms Kaur also highlighted that the cities’ housing stock was built in an area with very little to no affordable housing, with the average cost of a house in a Sydney home set at $600,000.
This means the citys current housing shortage is “a huge challenge”, and is likely to be exacerbated by the looming climate change threat.KAMAL KARU: “…
There is no one-size-fits-all solution, and we need to have a comprehensive housing strategy.”
